Notes on Accommodation
The property has central heating throughout, and a huge traditional wood burner in the living room for cosy evenings. The bedrooms are all fitted with wooden black-out shutters to keep them cool in the summer, and all bedrooms are equipped with fans. The villa works wonderfully for families, and the large infinity pool, acres of woodland, olive groves and vines provide ample opportunity for exploring and play.

Accessibility
Unfortunately, as the villa is Grade II listed and has a traditional layout the property is not suitable for wheelchair users.

Outside
Secluded olive groves, plentiful vines and seemingly boundless chestnut woods make up the 60 acres of private land attached to the property. The villa itself sits at the very top of the land, with meadows and vineyards to either side, making it easy to keep an eye on children playing in the meadows and immediate terraces below. The large infinity pool is accessed from the terrace to the rear of the house, the pool is 12m x 5m, and flows with natural spring water from the villa's well, deep inside the Apuane hills. Guests can relax by the pool on the many luxury sunloungers or watch from the terrace under the shade of the draped pergola and large hand-made table and chairs. A breakfast terrace to the side of the house has another table and chairs, seating 6, as well as an original working pizza oven. There are raised flower beds with herbs and flowers around the patios, and aloe vera and beautiful rosemary bushes on the path down to the pool.
